What's an IRRRL?
An IRRRL — Interest Rate Reduction Refinance Loan, sometimes called a VA streamline — replaces an existing VA-backed home loan with a new VA-backed loan, usually at a lower interest rate.
It only works VA-to-VA. If your current mortgage isn't VA-backed, an IRRRL isn't the path — a different refinance may still fit, and a team member can walk you through the options.
What makes it simple: the VA does not require a new appraisal and does not require income verification for an IRRRL. Your lender may still ask for more (those are called overlays), but the VA program itself is designed to be fast and low-friction.
You also don't need a new Certificate of Eligibility. The VA already has your entitlement on file from your original loan — a common point competitors get wrong.
